Common questions

Do I need a membership?

No. Property care can be one-time or ongoing, and projects and improvements are available without a subscription. Not every one-off quote or job requires a paid consultation or inspection.

How are estimates and spending handled?

We agree the scope, estimate and schedule before work begins. Projects need separate approval; grouped punch lists can be authorized at the hourly rate or quoted. Larger, planned and material-heavy work is quoted separately. Optional monthly maintenance authorizations are $0, $100, $200 or $300, not prepaid fees. Only actual authorized charges are billed, including separately billable materials and markup and repair labor beyond any included time. All supplies for membership-included services are covered.

What does vendor coordination include?

Our role is tailored to the scope—from arranging a single service visit to coordinating schedules, access, communications and follow-through across multiple vendors. Responsibilities and any required licensed-contractor involvement are established before work begins. Actual vendor work remains separately contracted and billed directly to the homeowner unless an appropriate reviewed arrangement is established. Single routine appointment packages do not cover repeated visits, multiple vendors, detailed planning or larger project involvement; those are separately scoped and quoted.

How is the project scope established?

We define what Heading South will handle and where appropriately licensed contractors or specialists are needed. Heading South SSI LLC does not hold a residential or general contractor license. Work requiring a licensed contractor or trade is handled by appropriately licensed professionals, and required permits and inspections are confirmed for the specific project. Permit requirements and licensing are distinct; a permit does not by itself mean a general contractor is required. Our coordination role is defined accordingly. Construction management or supervision may itself require licensing. Hiring licensed trades does not automatically authorize Heading South to act as a general contractor or undertake regulated construction management; neither an agreed scope nor homeowner consent overrides licensing requirements. Written repair disclosures remain part of work authorizations.

How are materials and equipment billed?

Actual repair and project materials cost plus a 20% markup for one-off work, 15% for Standard members or 10% for Premium members. All supplies for membership-included services remain covered. Approved equipment and rental items are billed at actual agreed cost without markup.

Is the Premium light rinse full pressure washing?

No. Premium’s included every-two-month exterior care is safely accessible roof/gutter debris clearing and walkway, patio and driveway debris clearing with a light rinse, ordinarily alongside a scheduled visit. It is distinct from the monthly repair hour. Full pressure/power washing and whole-house soft washing are separately quoted; all supplies for included services are covered.

What happens after a storm?

Premium post-storm inspections after qualifying storms target 24–48 hours once safe access is available. This is not an unconditional emergency-response guarantee.

What work is outside your scope?

Heading South does not undertake structural alterations, roofing repairs, life-safety work or regulated electrical, plumbing and HVAC trade work. Work requiring a licensed contractor or trade is handled by appropriately licensed professionals; required permits and inspections are confirmed for the specific project. We do not provide rental or tenant management, guest turnovers, pest spraying or comprehensive lawn contracts. Hands-on tasks are discussed for scope and feasibility; exterior work requires suitable surfaces and safe access.
